Animal Pets are a big part of our lives. We love our pet like you love yours! He goes everywhere with us. And I don't stay where he isn't welcome. He's part of our family. Just like your pet.
Then their part "pets" who work for us. Call them "service animals" or "emotional support animals", these are animals that become an integral part of their human's life, performing tasks to help them. We recognize how important service animals, no matter their name, are to our lives. But, when these animals are not in their prescribed human's presence, they are just 'pets'.
We are permitted to screen ALL Pet Guests, working or not, for suitability of our property to the human guest and their service animal.

For safety, all animal guests must be fully vaccinated, equivalent to under Berkeley County WV animal control laws. https://berkeley.wvhumane.com/ As a host, we are not required to host animals who would pose a threat to safety. The Woods is a resort community that makes owners responsible for animals on our property, therefore we must determine whether your proposed animal guest is suitable within the rules of our community safety. We are required to have vaccinated and controlled animals for safety. This responsibility is extended to our guests.
All guest animals must be controlled at all times, and on leash when outside.
You agree to properly pick up and dispose of all animal droppings.
We leave paper towels by door that can be used for dirty puppy feet if you forget guest animals towel. Rug cleaning is determined by our housekeepers.
Blankets, pillows, any or all fabric/textile items, provided to guests at Retreat Relax Refersh properties, may not be used for animal beds or animal lounging or covering furniture for animals. May trigger extra cleaning charges.
No animals on furniture, without exception. Evidence of such will trigger extra clean and extra charges to booking party.
Even though not permitted on furniture, you must check for and clean all hair, fur, whatever, from furniture. we provide vacuum and cleaning materials in our properties for cleanup.
You must use the Windex or "all surface" cleaner as appropriate and clean feet, slobber, and nose marks from all surfaces, i.e. windows, doors, etc. Window cleaning and wall washing is a deep clean service, costs extra and we charge if charged. Our cleaning company decides.
Airbnb recently added the ability to charge for animal deposits. We charge a $500 deposit for all guests. By requesting an animal guest, you agree to be responsible for any and all damage said animal guest creates. We have added an additional $35 cleaning charge for all animal guests, including assistance animals, which we are permitted to do.
You must acknowledge that Retreat Relax Refresh (RRR) properties are furnished with some vintage furniture, antiques, and original artwork. Vintage furniture and objects are interesting to animals. By requesting to bring an animal guest, you recognize that whatever replacement/replacement value is for said unique or rare items if damaged, you will reimburse replacement value for said items, with a like item if damaged or destroyed by any animal or human guest, to restore the look and feel of the design and comfort.
Furthermore, you recognize this may be expensive as vintage, original art, and antique items appreciate in value as they become rarer. You recognize that a good portion of the original art in retreatrelaxrefresh.com properties are created by an artist and the host artist reserves the right to value said art for purchase or replacement.
Just like the rules for human guests, and the responsibility thereof, you as the booking party are responsible for your entire party, including the animal guest/service animal if approved, and their actions whilst on/in our property or resort, and the legal and financial consequences of said actions.
If we believe our rules, the resort, or HOA rules are violated, we reserve the right to immediately terminate your booking without notice or refund. We alone determine when a violation occurs.
By requesting to book an animal guest, you recognize and agree that responsibility for damages extends to the animal guests handler, and actions they commit, or fail to commit regarding the animal.
You recognize because you are the booking party, our agreement is with you, and through you, to the other members of your party.
If a RRR property becomes un-inhabitable due to your guest and/or your pet guest, you will be charged the standard daily rate in force at the time, until it is habitable.
Please refer to https://wvdnr.gov/ for more information on Sleepy Creek Wildlife Management preserve and it’s animal population. This population can walk across the golf course at any time. And they do regularly. We take no responsibility for the safety of the animal guest, up to and including its life.
